Mary is well versed in short sales, REOs and foreclosures. She has earned her Certified Distressed Property Expert (CDPE) designation from the Distressed Property Institute. A CDPE certified real estate agent has an understanding of the complex issues surrounding short sales and bank-owned properties. A short sale occurs when the home owners owes more than the home is worth or has declared financial hardship and stops paying the note, and the lender, or lenders, accepts less than the full balance of the mortgage. In order for a short sale to be accepted by a lender, or in many cases the lenders, the seller must demonstrate financial hardship, as either a monthly income shortfall or a lack of liquid assets.
